North Port’s Growth Story: Why This Market Keeps Showing Up on National Lists

North Port has been quietly stacking up national recognition that, taken together, paint one of the more remarkable growth stories of any city in the country.

The data points: North Port has been consistently ranked among the top metros nationally for business growth based on GDP gains and increases in new business applications. It ranked third on LendingTree's America's Biggest Boomtowns list, supported by an 11.8% gain in GDP, a 5.9% rise in population, an 18.9% influx of new residents from elsewhere, and a 6.5% increase in housing units between 2021 and 2023. Among U.S. metros, it has ranked seventh in population growth and 11th in housing-unit growth.

For commercial real estate, what makes North Port distinctive isn't just the growth rate — it's the composition of the growth. The city has attracted a notable share of higher-income, professionally employed residents, partly because of the demographic pull of Wellen Park and partly because of the broader appeal of the Sarasota County school system, healthcare infrastructure, and quality of life. That demographic profile drives a different commercial demand mix than purely retiree-driven population centers — more daycare, more boutique fitness, more upscale casual dining, more medical specialties, more professional services.

The supply side is responding. North Port has approximately 400,000 square feet of available space at North Port Business Park, a Class A industrial and office campus along the I-75 Innovation Corridor near Toledo Blade Boulevard developed by Benderson Development Company. The North Port Innovation Corridor itself is entitled for up to 600,000 square feet of light industrial and 800,000 square feet of business park / office space. Multiple smaller commercial sites near Toledo Blade Boulevard and I-75 (Exit 179) are positioned for build-to-suit or ground lease opportunities.

For tenants, brokers, and investors, the message is clear: North Port is no longer the secondary market it was a decade ago. The city is growing into a real commercial destination, and the inventory is finally beginning to catch up to the demand.
