Charlotte County Approves Commercial Rezoning Along U.S. 17 — Hotel or Storage in Play
The Charlotte County Planning and Zoning Board this week approved a rezoning request for a 12.85-acre parcel along U.S. 17, commonly known as Duncan Road, near Punta Gorda. The applicant, 5905 Duncan Road LLC, is positioning the site for commercial development that could ultimately include a hotel, an indoor storage facility, or other commercial uses.
The site sits across U.S. 17 from the Lakewood Village residential community and falls within the Coastal High Hazard Area, requiring development to address storm surge resilience. Under the proposed rezoning conditions, the property will be divided into multiple development areas with specific use restrictions, and the developer has agreed to comply with 13 conditions tied to the rezoning, including a Type A landscape buffer separating higher-intensity commercial uses from neighboring residential properties.
Two things make this approval worth watching for the broader market.
First, the dual hotel-or-storage option is itself a tell about where commercial demand is breaking. Both hospitality and self-storage have been resilient asset classes over the last several years in Southwest Florida, and seeing them paired as alternatives on the same site reflects how developers are hedging their bets. The hotel pencil works if PGD's airport-driven travel volume and Charlotte County's tourism trajectory continue to grow. The storage pencil works regardless — it just needs density and traffic.
Second, the U.S. 17 / Duncan Road corridor itself deserves more attention than it typically gets from regional commercial professionals. The corridor connects Punta Gorda to Arcadia and serves as a key route for traffic moving between I-75 and the more rural, agricultural reaches of DeSoto County. As Punta Gorda's commercial activity continues spreading outward from the historic downtown core, U.S. 17 is one of the natural growth vectors.
For investors and brokers, parcels along this corridor that can clear rezoning and entitlement hurdles will become increasingly valuable. The 5905 Duncan Road approval is one early example. Expect more.
