Southwest Florida Enters 2026 With Commercial Momentum on Three Fronts

The new year opens with Charlotte County, North Fort Myers, and North Port all positioned for what looks like one of the most active commercial real estate years in recent memory. After a year of recalibration following the 2022 pricing peak, the fundamentals across our three markets remain unusually strong heading into 2026: population growth continues, industrial demand is tightening, and the pipeline of approved-but-not-yet-built projects has never been deeper.

In Charlotte County, the story heading into 2026 is dominated by the airport corridor. Punta Gorda Airport (PGD) and the surrounding Enterprise Charlotte Airport Park (ECAP) zone are emerging as Southwest Florida's most strategically positioned industrial cluster, with direct I-75 access and a three-hour distribution radius reaching more than 60% of Florida. National players including Amazon, AdventHealth, and NAS MRO have either established operations here or are in active development, and the secondary wave of flex/light industrial users is now landing.

In North Fort Myers, the year begins with the long-vacant Shell Factory site finally hitting the market under serious purchase negotiations — a parcel many in the brokerage community see as a barometer for the broader U.S. 41 corridor. With 19 acres straddling both 41s and frontage on Cleveland Avenue, the property's repositioning could catalyze additional investment along a stretch that has seen relatively limited new commercial activity in recent years.

In North Port, Wellen Park continues to drive the conversation. The master-planned community ranked sixth nationally in master-planned community sales in 2024 and remains the gravitational center of South Sarasota County commercial activity. Phase two of Downtown Wellen is breaking ground this month, adding 44,000 square feet of mixed-use space, and the long-awaited Costco at U.S. 41 and Mezzo Drive is moving steadily toward delivery.

For investors, brokers, tenants, and business owners watching this region, 2026 looks less like a slowdown year and more like a sorting year — one where well-located properties with the right entitlements pull ahead, while marginal sites take longer to lease or trade. We'll be here every week with the deals, the dirt, and what it all means.
